Residential Property

For residential sales and purchase please click here for an instant estimate. If the property value is £1,000,000 or over we cannot provide an estimate with our on-line system. We shall provide you with an estimate having discussed your needs and your property with you. Please either telephone us on 01235 430523 or, complete the form below, including your telephone number, and we shall call you during office hours.

If you request an estimate for a re-mortgage or transfer of equity, we shall forward this as soon as we can. Please note that you will not receive an automatic estimate and that our reply will be made during our normal office hours.

If you are re-mortgaging, our fees range between £470 + VAT for mortgages up to £100,000, and £650 + VAT for a mortgage between £500,000 and £1,000,000. The Land Registry fee will between £20 and £120.

For Transfers of Equity, our fees start at £595 + VAT with the Land Registry fee starting at £20.

Wills & Probate

Our charge for a standard will is £250 + VAT.

Our charge for a basic Declaration of Trust is £225 + VAT. The final fee will depend on the complexity of the Deed, which depend on your personal circumstances.

The fee for dealing with a Probate will depend on many factors. A good rule of thumb is that the fee will be 1% of the value of the estate, + VAT

Commercial Property

There are too many different scenarios to be able to give estimates for the fees payable for all of them, but for dealing with the negotiation of a new lease of a commercial property our fee is likely to be in the region of £800 + VAT
